The four things agents actually rank

Price, proceedability (cash / no chain / short chain), lender (High-street vs specialist), completion window. A well-structured offer wins over a marginally higher one every time.

The opening offer

In a slow market, 5% below asking with a two-week decision. In a hot postcode, ask the agent for the vendor's actual expectations before you write anything down.

The best-and-final round

Best-and-finals mean the vendor has 2+ credible offers. Add odd numbers (£325,500 beats £325,000), and include a personal letter if you're up against investors.

Chain risk

Sold subject to contract beats "on the market". Nothing to sell beats sold STC. Cash beats mortgage. Say so explicitly in your written offer.

After the offer is accepted

Get the memo of sale to your solicitor within 48 hours. Instruct the survey within a week. Agents chase the chain — help them by responding to enquiries the same day.
