Where the data comes from

HM Land Registry publishes every completed sale within 4–8 weeks. Gaffbee ingests the file daily and joins it to listing data so you see asking-to-sold ratios.

What to filter out

Transfers of Part (TOP) — usually family transfers, not open-market sales. Buy-to-let portfolio sales. And "Price Paid" fields that include unusual features like leases.

Reading Glasgow comparables
