Membership types and prices

All prices below exclude VAT and apply to the stated billing unit. Your accepted order identifies the plan, eligible branches or developments, start date, benefits and any reserved advertising. Existing agreed benefits remain governed by that order.

Branch memberships

• Essential: £249 standard or £150 for an eligible founding branch, per branch per month. Up to 3 users; 0 Featured Property credits, 0 Premium Property credits and 0 tenant reference credits per month. Local advertising: 0 Featured Local Agent area-month and 0 sponsorship area-month per month, subject to confirmed bookings.
• Pro: £399 standard or £225 for an eligible founding branch, per branch per month. Up to 10 users; 5 Featured Property credits, 0 Premium Property credits and 2 tenant reference credits per month. Local advertising: 1 Featured Local Agent area-month and 0 sponsorship area-month per month, subject to confirmed bookings.
• Premium: £599 standard or £300 for an eligible founding branch, per branch per month. Unlimited users; 15 Featured Property credits, 3 Premium Property credits and 10 tenant reference credits per month. Local advertising: 1 Featured Local Agent area-month and 1 sponsorship area-month per month, subject to confirmed bookings.

Branch memberships include unlimited sales and lettings listings. Buyer and renter enquiries are always included. Optional vendor and landlord prospecting leads are priced separately. Higher-tier allowance totals replace the corresponding lower-tier totals; they are not added together.

Founding membership

Eligible branches in the Founding 500 receive 6 free subscription months and the founding price stated in their order. Paid optional purchases are separate. The free period, first paid date, one-off Featured balance and any Premium-upgrade discount are recorded before activation. Closing the programme to new members does not end an existing member's agreed benefit.

Groups and central coverage

• Branch 1: Full price. Your headline package rate.
• Branches 2–5: 10% off. Applied only to branches in this band; earlier branches keep their own rate.
• Branches 6–10: 15% off. Applied only to branches in this band; earlier branches keep their own rate.
• Branches 11+: 20% off. Applied only to branches in this band; earlier branches keep their own rate.

Group discounts are marginal: each branch receives its own band's reduction. A group can have one payer while retaining separate branch instructions, access and allowances. Mixed-plan orders show the allocation and charge for every branch.

Coverage is priced per approved central operation and replaces branch membership for that operation. Both listing and territory limits apply; included allowances are for the whole account, not multiplied per territory. Separately trading branches need branch membership. Branch discounts and Founding 500 promotions do not apply automatically: eligibility, territories and any agreed offer must be confirmed in the order. Existing accepted terms are preserved.

• Coverage 50: £199 per account per month; up to 50 live listings AND up to 1 territory. Central-operation eligibility still applies.
• Coverage 250: £499 per account per month; up to 250 live listings AND up to 10 territories. Central-operation eligibility still applies.
• Coverage Unlimited: £999 per account per month; unlimited live listings AND unlimited territories. Central-operation eligibility still applies.

Coverage is for an eligible central operation, not a way to combine separately marketed branches or franchisees. Capped coverage plans must meet both their listing and territory limits. Allowances belong to the whole coverage account; a territory is a named outward postcode, not an exclusive claim to organic enquiries.

Developers

• Developer Starter: £299 per account per month; up to 1 development. A single development, properly presented.
• Developer Pro: £499 per account per month; up to 5 developments. Multiple schemes with enhanced visibility.
• Developer Premium: £799 per account per month; unlimited developments. Regional presence across your development portfolio.

The order names the developments and any included campaigns. A development is one coherently marketed site; unrelated sites cannot be combined. Promotional quantities, dates and placements must be stated explicitly and do not multiply automatically with the number of plots or developments.

Optional products

• Featured Property: £25 for 14 days. Premium Property: £49 for 28 days.
• Featured Local Agent: £99 per area-month. Premium local sponsorship: £199 per area-month, subject to a confirmed reservation.
• Verified vendor or landlord opportunity: £25, shared with up to three agents. Exclusive high-intent opportunity: £45, supplied to one branch.
• Additional tenant references: £20–£25 per applicant or guarantor, depending on the confirmed provider and check. A reference allowance is not a cash balance.
